When I have asked them their name or when did I do the report for them that is usually when I hear……oh you didn’t do this for me I was given the report by someone. That is when I say I’m sorry but I can’t discuss this with you because this belongs to my client and  the person that gave this report to you should not have done so.

Squirrels and Lead plumbing boots

Almost all new roofs today install "PVC" plumbing vents or boots extending out the roof. Sometimes roofing boots/stack covers are used to cover the pipes that vent bathroom and kitchen plumbing. Many roofing contractors believe that lead boots are the answer to covering plumbing vent pipes because they are long lasting. Usually "PVC" vents may last 10 yrs or so versus "Lead" boots or plumbing vents that will last longer than any other material but they do have a fury enemy. The largest threat to lead pipes is squirrels eating the lead. Squirrels like to gnaw on the soft metal to wear down their continually growing teeth. Some expert say that they love the taste of lead due to being "sweet" and then it's hard to resist. This metal can be fatal to the squirrel if enough is digested.   

The damage caused to the lead boot by these cute animals will allow water in to penetrate the roof and eventually cause leaks to the inside. Thousands of leaks are caused each year by these little furry critters but there is a way to stop this sort of problem. By installing "Squirrel Guards" the little rascals cannot get to the top of the boot and therefore have a snack when they want one. 

The next time you see all those squirrels just remember they like more than just "nuts". They may just have dinner on top of your house

During a Roof Inspection it is important to make note of such damage due to the possibility of water getting down between the pipe and the boot. Many times you have to be directly on top of the pipe to see such damage and that is why for those area's you can't climb to or see with binoculars we use special equipment to see any issue that may exist.

Urge to go in the attic! Solution found.

Sometimes when I'm on an inspection you see things that make you wonder why! Sometimes you see things that make you feel sick and sometimes you just have no clue on what goes through peoples mind.
 This is one of those times that I would not be able to justify the time, expense or the simple reasoning to have a toilet in your attic! It was all ready to go but they did have the water shut off to the toilet.

And I thought pencils were just for writing!

Will just finished a home inspection and saw something that was really interesting. Using a pencil to keep the drain open in a tub, pretty cleaver and the owner said that she has had to change out the pencil for a new one when it falls apart!
I will share other photos as they come along and feel free to share your thoughts.

A Note of Review of 2012

Another year has now passed and I hope that you had a great year. I realized that so many people are facing severe crisis in this country and I pray that our leadership will once again become a government by the people.

The year 2012 was the best year for PROVIEW Professional Home Inspections and I want to say "Thank You" to all my friends, Realtor Professionals and clients for a tremendous year.
